Selling your home can be an exciting proposition, but maximizing value requires a serious commitment from sellers in order to present their property in the best possible light. Our Tips for Selling Your Home below outline a time-tested process for preparing your home for sale, and we recommend that they be followed as closely as possible.

 

Once you decide you want to sell your home, we’ll meet with you to go over our plan to get your home sold as quickly as possible for optimal value. Your NewMarket agent will guide you through a Comparative Market Analysis (CMA) that will give you a good idea of your home’s market value based on the recent performance of similar properties in your area, with adjustments made based on your home’s unique characteristics.

 

It’s important as a homeowner to have a realistic understanding of your home’s value. Many sellers have an emotional attachment to their home that in some cases creates unrealistic expectations with respect to its true market value. Some owners have spent considerable money on upgrades which, in some cases, do not add corresponding dollar value to a property’s market price. A swimming pool would be a good example of such an upgrade, as pools rarely add even close to their monetary cost to a home’s appraised value.

 

Once you’ve met with your NewMarket agent and have agreed on a plan for selling your home, your agent will place your property in the Multiple Listing Service (MLS), which will then propagate to all the major on-line real estate websites including Zillow, Trulia, Realtor.com, etc. Your agent may choose to stage an open house for your home and will keep you continually informed about how the process is going.

Tips for Selling Your Home

​

There’s a lot you can do to allow you to maximize the sales value of your home. Even the smallest details can make a huge difference. The following checklist serves as a summary of the actions you should take to ensure that your home is in a condition that will allow for optimal presentation and sales price.

Home Interior

​

  • Have carpets cleaned and re-stretched or replaced if worn or dated. Dirty or stained carpet is a huge detraction, and carpet cleaning is easy and relatively expensive.

  • Clean your house thoroughly, including baseboards, vents and ceiling fans

  • Pack away all small collections and jewelry

  • Wash the windows, both inside and out

  • Clean out and arrange all closets for a neat, uncluttered appearance

  • Complete all minor repairs, patch nail holes, and apply touch-up paint.

  • Touch up all painted trim where needed, including baseboards and crown molding where applicable

  • Replace all burned-out light bulbs.

  • Use a higher wattage in rooms with only one light fixture to produce more visible light

  • Polish all doorknobs and hardware in all rooms. If you have brass fixtures, it’s worth the investment to replace them.

  • Remove a majority of your personal photos; leave out just a few to represent a loving home.

  • Remove stuffed trophy heads and/or animal collections of any kind, as these can be off-putting to many buyers.

  • Limit toys to one toy box or storage area and pack the rest away. The less clutter the better.

 

Bathrooms

​

  • Remove all personal items from bathroom counter tops. A clean, uncluttered presentation is ideal.

 

Kitchen

​

  • Remove all kitchen appliances from counter tops to render surfaces uncluttered

  • Keep all food items off the counters.

  • Remove all magnets, papers and other items from the front of the refrigerator, and all food and other items from the top.

  • Replace old stove drip pans, and for older stoves, add new burner covers; it helps them look newer.

 

Home Exterior

​

  • Remove all window screens; place the screens in the garage where they are visible so the buyer will see them.

  • Unless you live in a cold-weather region and are selling your home in the winter, plant flowers in pots outside by the front door, along sidewalks and landscaping beds.

  • Add mulch to landscape beds.

  • Power-wash patios, walkways and the driveway.

 

Garage

​

  • Clean out the garage and remove all excess clutter. 

  • Leave only tools, lawn equipment, bikes and cars.

  • If both sides of the garage are full, rent a mini-storage unit to reduce clutter.
